The tenant understands they are to maintain the property within reasonable sanitation and cleanliness standards per the Law. The tenant understands the Landlord will conduct NO maintenance if the property’s reasonable maintenance is found to be neglected by the tenant or the unit is found unsanitary, untidy, or in a state of disarray. (For example: Toys in the lawn during routine lawn care, a large cumulation of dirty dishes, laundry, or trash bags.) Before eviction for this clause, the tenant will be given one verbal warning.

The Tenant understands the landlord is responsible for maintaining the unit to NSPIRE standards and is not responsible for any cosmetic updates requested by the Tenant in any way. The tenant understands and agrees that any cosmetic updates conducted by the tenant are to be done so only with written permission from the Landlord, and at the Tenant’s personal expense.

Laundry units shall be the responsibility of the tenant, regardless of the presence of such appliances at move-in. If the landlord supplies the stove and fridge, the landlord is responsible for maintaining the stove and fridge only. The landlord will not maintain additional appliances (like laundry units).
